From what I've seen, sealed collector's seem to be pretty particular about the condition. Any type of rip in the seal will significantly devalue the game. A crack is even more significant because you can't even really consider the game to be mint. The only thing worse than a crack would be loose discs, in which case you'd probably be better off just opening the game.
